The UK IFA Channel

As an overseas property developer or agent, if you believe that your properties are suitable for investments and that IFAs would promote them to their clients, then you need to understand the UK IFA channel, know how to access it and be aware of your options.

We have been working in this channel for over 4-years and have the knowledge, the contacts and the databases that allow us to reach a major proportion of the active IFAs in the UK.

At the end of 2006 and in April 2007, we commissioned what is probably the first research to explore the IFA channel in relation to overseas property.

The research was undertaken for us by London-based NMG through IFA Census - The definitive source of IFA opinion. Both our own and NMG's IFA databases were used for the research and the results were based on responses from 366 (1st wave) and 316 (2nd wave) IFAs.

The questions in the first wave covered:

  • the number of IFA client's who invested in overseas property in the last 3-years
  • the profile of the IFAs most likely to advise overseas property
  • whether they are directly regulated or part of a network
  • which type of IFA firms have most overseas property investors
  • the proportion of IFAs currently advising on overseas property
  • the numbers, not currently advising, who expect to within 3-years
  • IFAs expecting commissions and the level of these commissions
  • What are considered the most important factors when advising clients

The questions in the second wave covered:

  • the proportion of IFAs currently considering advising on overseas property
  • the top 8 factors, ranked in importance, for IFAs (location, political stability, UK distance, ROI etc)
  • the top 12 most attractive geographical areas (countries) for investment
  • the importance of developer's/agents provided information, ranked in order

Being armed with knowledge and then having prepared your marketing package based on this, you then need to access the IFA channel and identify IFAs with potential clients for your properties.

We have in-house databases of approaching 10,000 IFAs and mortgage intermediaries as well as access to a number of other opt-in databases for the IFA channel. Where we have run appropriate campaigns to IFAs these have seen excellent responses. The key is understanding and an offer appropriate to IFAs and their clients. We will publish findings from time to time or you can get both reports from us.
